Other benefits of Loft Insulation

The resistance of your property to heat loss is a major factor contributing to its EPC rating. An EPC rating (more about this here) basically measures the energy efficiency of your home. The EPC is a marketing tool used by estate agents as well as a useful indicator to buyers looking for a cheap home to run.

According to industry sources, loft insulation could add up to 15 points to an EPC report. This could significantly improve a property’s rating and increase property value disproportionately to the total cost of installation.  

An additional benefit is that because the installation of loft insulation requires access to the attic space, it would be cost-efficient for loft boarding to be carried out simultaneously by the same contractor. This is by no means necessary but for many homeowners, the increased utility of the attic space merits the investment. 

Last but not least, the sound-deadening effect of loft insulation is not to be underestimated. Loft insulation acts to absorb the sound of passing traffic entering the attic through the eaves and roof. 

Choosing the Right Insulation

There are a wide range of insulation materials, each suited to different applications. What is common between them all is a unit of measurement known as ‘R-Value’. R simply stands for thermal resistivity, also known as how well a material can block heat.  

Mineral wool, with an excellent R-Value, requires approximately 300mm to achieve levels of thermal resistance sufficent to meet the requirements outlined within the Approved Document L of the building regulations. 

It is important to note that compliance with the building regs is not necessary when retrofitting a property with insulation. But roughly 300mm of total thickness does happen to be the a cost-effective and future-proofed solution.
